Brochure Paper Rip Animation???

Hey guys I got this brochure i need to animate, and part of the animation requires it to peal a segment of it envelope, so the top of the envelopes can be removed, i currently have it modeled in 3 pieces, but not to sure how to animate the peel, ive tried a path deform, but its not working at all. Is there an easy method i can use to achieve this animation??

Notei I’m using 3ddmax.
