Question baked lightmap in Maya shows ripple effect and the color darker somewhere in Unity3D

Hi,

The model is maya .mb and it's wall, floor have their own materials and textures. I baked an "only light" lightmap (3072*3072, .tiff) in Maya. After plug it in lightmap slot of lightmapped diffuse shader in Unity and apply it to the whole room, it gives a ripple look (see in the picture, on the wall and ceiling). Also the table appear much darker. But the color for the table in the lightmap.tiff is not dark. Why is this happening?
