displace map mode problem

hi guys, every model that i try to make a displacement map has a problem, the mesh became strange etc, and it affects it when i try to use in some p´rogram like maya and 3ds max.

how can i fix it?\

the displacement map texture does not look like a displacement map
i cant see its to small, it looks like 1 white texture which is not a displacement map,
go to the lowest subd then create displacement map
