... well, most commonly, texture artists will use GRUNGE MAPS to help them age their textures - to add 'history' to their surface. Many texture artists create their own grunge maps by scanning in textures they've created with sculpy or charcoal or plaster of paris - getting their hands dirty and editing those scans in photoshop.
DVGarage sells a disc with nearly 200 grunge maps ... they're pretty awesome:

I'd also recommend you join their site (free) and check out their ATTENTION 2 DETAIL DAILY SERIES ... a vast collection of QT movies that take a photo and break down some of it's textural qualities ... learning to see is the first step to creating quality textures.
Cheers,

I agree.
In addition, these tutorials by Marfy might help you.

One of the best things you can do is grab a camera and go for a walk. Once during a bright, sunny day, and again during an overcast day. If possible, hit a junkyard or some place similiar.
This will help you see what weathering/beating actually looks like as oppossed to what you think it looks like.
Plus, if you do take pictures, you can use the photos directly to make textures.
